<p>Regular maintenance is very much the key to protecting your residential property investment.</p>
<p>With winter approaching now is the time to make sure that those little jobs like blocked gutters and drains are attended to.  It is also a good time to have a good tidy up in the garden, trimming hedges and clearing out undergrowth, making ready for the winter months.</p>
<p>We are pleased to say that we are delighted that Derek, our regular handyman, has returned from his well deserved holiday so we expect him to be busy in the next few weeks catching up with all those little jobs.</p>
<p>There appears to be a larger than normal number of people between houses looking for short term rentals of up to six months.  Overall we seem to have a steady flow of rentals available, and whilst it is not always easy to find exactly what you are looking for most people are managing.</p>
<p>Rental prices seem to be fairly steady, contrary to some of the press reports for inner city accommodation.  It is well worth remembering that if you do keep up to date with your maintenance this can often help in getting that premium price.</p>

<p style="text-align: left;">There has been a lot of publicity recently highlighting the shortage of rental properties with queues of people prepared to pay above asking price to secure the home. </p>
<p style="text-align: left;">Whilst this may be the case in some &#8216;Inner City&#8217; suburbs it is in our experience not the case in the Eastern Suburbs.  The rental market is strong, but this does not automatically mean that landlords should increase their rents.  The key to a successful rental is the quality of the tenant, and often a landlord will increase the rent, lose the tenant, and experience a downturn which negates  any rent increases.</p>
<p style="text-align: left;">Whilst we advocate regular rent reviews to keep pace with the market, we often advise that if you have a good tenant, tread warily before arbitrarily increasing the rent.</p>

<p>This year has certainly been an interesting year in the world of Real Estate.</p>
<p>I suppose looking back it has been unusual in the fact that generally there has been a shortage of stock, but this has not necessarily meant inflated prices.</p>
<p>Blue chip real estate will always sell and this year has been no exception.  There has been a good supply of well qualified buyers, but again they have proved to be fairly conservative with their offers.  It just goes to show that a well priced property will always sell regardless of  market conditions.</p>
<p>If you are deciding to sell in the near future it is vitally important that you talk to well qualified, experienced people with a sound local knowledge.</p>

			<content:encoded><![CDATA[<p>It is  eleven years since the Company began trading, and during those eleven years we have experienced both the highs and the lows of Real Estate.  When the Company was formed we received many comments that a private non franchised Company could not survive.  We are pleased to say that our belief that there is a place for a focussed independent Company was well founded.</p>
<p>During the eleven years we have increased both our premises and staff and in addition to our dedicated sales team we have an efficient and effective rental/property management department. </p>
<p>It is also hard to believe that it is twelve months since we started producing this in house magazine.  During this time we have been delighted with the response from everyone, and we fully intend to make this publication even better. Call by our office for a copy.</p>
